  I download them to a directory on my system (call it images or files)
  
  The second thing to know is once you download a .dmg file you need to copy the application onto your system (typically into your Applications directory) Then you can close the .dmg image file and still use the program. It sounds like what you have been doing is running the application from the image file which is why when you close it or delete it, the application does not work.
